It’s easy to sit back and read a book or attend a real estate seminar event to “gather information” about working a new investing venture.  This allows you the opportunity to figure out if a certain type of investing or opportunity truly fits your desires and lifestyle that you are aiming to attain.

But what happens after your highly motivated to go forth and do something but you end up stopping yourself cold in your tracks because of (1) fear, (2) feeling that you’re not quite educated enough, or (3) in the “information paralysis” mode where you don’t know what to do first?

            Well, I’ll tell you what happens at that point.  NothingExactly nothing!

In the Real Estate Investing Business – Being a “Newbie” with No Cash and No Credit While Trying to Compete with Seasoned Investors – You’ll Either Have You’re A-Game in Place or You Should Forget Even Trying!

I only wish there was such a training I could have gained access to when I first started out in no-cash-no-credit multifamily real estate investing 20 years ago.  Yes, it’s been a solid 20 years when I picked up my first 2 buildings using the lease-option method using no money down and no credit at all.

Here’s the critical groundwork needed to start your million-dollar real estate empire from scratch:

  1. You need to select a “farming” area.  This is the key to successful investing.  You MUST find a rock solid city/state to invest that passes the “test of 3 critical elements.”  It must have a population size of 250,000 or more in a 50-mile radius, it must have a minimum of 35 commercial MLS listings solely in the “multifamily” selected category, and the average “quick-and-dirty” scan of the CAP rate must be over 8%.  Most importantly, the area must have a cross-section of cash flowing properties in a specific cash flow profit range.  No, this area does NOT have to be near where you physically reside now.  Many of my students get stuck on this first phase of this plan and, unfortunately, never proceed because they’re unsure where to invest and if they’re making the right decision.  Before the first couple of hours of your workshop training are over, you’ll have a very specific cash flowing area to invest in that you’ll be focused on.

  1. You need to find about 20 viable cash flowing properties to put offers in.  It’s not enough to just know WHERE you’ll be investing.  You have to understand that this business is a NUMBERS GAME.  This means having immediate access to at least 20 cash flowing property deals IN your farming area that you can put immediate offers in on.  We’ll start the cash flowing analysis on all of these property selections, preferably in the 5- to 36-unit range.  For every property possible, we’ll be either constructing a lease-option offer, a 60/40 offer, OR some other type of creative financing offer that will be written and ready for submission.  Remember, it’s not enough to just find a farming area.  You must have a decent inventory to work with AND a significant percentage of that inventory must be cash flowing and within your unit range to make all this work.

  1. You need to structure your letter campaign to create your own “pocket listings.”  Let’s face it.  Once the economy ramps up (as it has been) and property selling inventory drastically shrinks in size, you have to create your own opportunities and inventory.  The only way to do this is by contacting property owners directly.  The most effective way is by using my letter campaign secret.  During this workshop, we’ll create your own letter campaign while giving you a specific strategy on how you’ll execute it once you get back home.

  1. You need to understand how lease-options and creative financing structures work.  This is another area where many of my students get stuck.  They “sort of” know how to financially structure a deal but then second-guess themselves resulting in NOT putting in an offer of any kind on any property.  They get stuck, mostly psychologically, and never submit anything.  Of course, never submitting an offer or lease-option proposal certainly guarantees NO success.

  1. You need a solid action plan on exactly what you’ll have to do once all your offers and proposals are submitted.  This tailor-made plan will include exactly what you’ll be doing when your offers and proposals are submitted either through the listing agent or directly to the seller.

When I Got Into the Business of Real Estate Investing, I Blindly Fell Into Multifamily Investing and the ONLY Reason I Found Success Was SOLELY Because I Bumbled Into a Seller Who Was Willing to “Kind of” Take Me Under His Wing!  If I Didn’t Find This Guy Purely By a Fluke, I Wouldn’t Be Where I’m At Today!

A man named Dr. Raj put me on the path of no longer pursuing single-family flips to getting involved with buy-and-hold apartment building real estate.  At the time, it was the early 2000s and my credit had taken a severe beating because of my first husband who essentially stole my identity.  (I didn’t know then about how I could dispute everything on my credit report so I filed for bankruptcy instead; this would be a HUGE mistake!)  So, I didn’t have the credit to get involved in commercial real estate.  I certainly didn’t have the cash because most of my money was tied up in my flips and other businesses I was working on.

I read about lease-options in some real estate book I bought and wondered if it could work with multifamily and residential-commercial real estate investing.  The book wasn’t about multifamily.  It was about single-family homes.  After having used the lease-option strategy in doing some of my longer-term flip deals, I decided to try to implement the same strategy with apartment buildings.  Low and behold, it worked!

Now, I’ll admit, I didn’t really do the deal the way I should have done it.  I’ve learned a lot in 20 years.  But I happened to have found a seller just out of sheer stupidity on my part.  I placed an ad in a specialized trade periodical (apartment building magazine in southern California) and got only one call; this would be a call from an older guy who wanted to get rid of 2 of his properties and this single phone call changed my life.  They were smaller buildings and we did the lease-option deal with the first of 2 just so that he could feel rest assured that this was going to work.

Later on I started doing something called letter campaigns to start getting deals that would become my “pocket listings.”  This strategy is REQUIRED if you plan on succeeding as a real estate investor in a highly competitive market such as what we have right now.  We’ll be setting up your complete letter campaign during this 2 ½ day event!

“But, Monica…Is It Realistic to Completely Start a Real Estate Empire from Scratch in Only 2 ½ Days of Video Training?”

            Yes, actually it is.  We’re doing all the “hard groundwork” all in the beginning.  This is the part that many of my students miss or psyche themselves out of doing (because they think they’re doing it wrong).
