Times are changing.  And yes, the economy is starting to get better.  You may not see it.  I do.  It's a small nominal upward trend but it's going slowly but surely pushing up!

Okay, so say you miss the boat this time.  It's not like there's NEVER going to be opportunity again.  After all, real estate investing goes in trends.  There is an 8 - 10 year trend of highs and lows.

The problem: our real estate market has NEVER been this bad (or low) since the Great Depression of the 1930s.  Even when things hit a low in the 1970s, it STILL wasn't as bad as our recent economic hard times.

And it would be a dirty, crying shame if you literally passed up the opportunity of a lifetime because of one little problem that many of you seem to have over and over again!

LACK OF MONEY!  LACK OF FUNDS!

Most of us have heard the rap song "Mo Money, Mo Problems!"

How about MY version of the song...

No Money...ENDLESS Problems!

If You Have NO MONEY, You Can't Take Advantage of Best, Most Profitable Cash Flow Opportunities!  PERIOD!

I'll be the first to admit: yes, you can do "creative financing" real estate deals.  I started my investing career/business this way.

But it's much easier to get a deal done when you have some money to inject into it.

And with the amount of foreclosure properties out there, you can get some killer deals for 100% cash...but only if you have the cash, of course.

Back in the fall of 2010 I started showing some of my students the power of injecting SMALL amounts of cash (as little as $7,500 to $15,000) into SMALL bank-owned REO properties such as duplexes (2 units), triplexes (3 units), and "quads" or 4-plexes.  Forget about spending hours on LoopNet.com looking for 100+ unit apartment buildings that are in the millions of dollars.  Focus on the SMALLER properties that cost MUCH LESS to operate in expenses (as low as 20% of the GOI or gross operating income) and get these properties for ALL CASH.

What would YOU rather have?  An apartment building you had to finance for $3,000,000 and you're paying 65% of your GOI out on expenses...?  OR a handful of "quads" you picked up for MERE PENNIES, they are 100% PAID OFF, you're getting 80% of the cash flow since only 20% goes out in expenses...and you only had to pick up 4-6 of these properties to have a cash flow to exceed $10,000 in some areas?!

Which investment strategy is more powerful??

It's MUCH more powerful to be able to pay ALL CASH for a super cheap yet small investment property...even if it's only ONE or TWO units.  Then you get all the cash flow without sharing a single cent with a bank or lender!  No wasting money on amortized (rip off) interest payments.  No worrying about what you'll do if your one tenant moves out and thinking you'll lose the property.

Just cold hard cash flow coming your way to share with NO ONE!

But You Have to Do This NOW!

Investors are still passing on smaller deals.  However, people like you are starting to snatch up smaller real estate deals left and right for all cash.

So...the answer is this: GET CASH, INVEST, and HAVE A PASSIVE AND AGGRESSIVE INCOME!

And For Crying Out Loud, QUIT THAT DAY JOBIt's Ruining Your Life!

 Well, that's brazen of me. Isn't it?

As I was saying, time is ticking...FAST!  The deals are being swooped up.  The economy is getting better, even if it is slow.  Deals like this won't ever come around for the remainder of YOUR lifetime, your kids' lifetime, and your grandkids' lifetime.  You could wait for another "lull" in the market...but that'll be another 8-10 years OR SO. 

And if you don't have CASH, you're missing out on a lot of deals.

So, here's a BASIC concept for you.  Let us pretend that your monthly expenses are $5,000 per month.  (Mine are less than this and I spend money like crazy so if your expenses exceed this, you may want to consider simplifying your life!)

The above illustration is based on TWO REAL PROPERTIES I found for the prices listed.  One is a duplex listed at $25,000 that gives a monthly cash flow of $900.  The other is a triplex that gives a monthly cash flow of $1,375.  Both combined give a monthly cash flow of $2,275.

Okay, so that isn't earth-shattering money but...KEEP DOING THE SAME PROCESS every 90 days.  After 12 months you have a monthly real estate cash flow of $9,100 PLUS you still keep your $20,000/monthly New Wealth Ninja Cash Flow Business.

By then IF you follow my system effectively, you SHOULD have a monthly AGGRESSIVE cash flow of OVER $20,000 per month.  If you're as aggressive as I am, you could reach the $50,000-mark within a year.

But DON'T let this aggresive income solely replace the need to keep buying property.  You're not going to want to stay on the aggressive pace forever.  One day you'll want to hang up the business and enjoy your monthly cash flow from your property cash flow and you can't do that if you weren't smart enough to get the property to begin with.

And this is the mistake ALL home-based business entrepreneurs make.  I made this SAME MISTAKE time and time again!

I figured, "Hey, I'm making $50,000 a month.  Why waste my time with some 'income' property that's 'only' going to make me $3,000 or so?"

What a HUGE mistake that was!

Why?

Because NO ONE can keep up an entrepreneurial lifestyle that sometimes fluctuates from 4 hours to 8 hours in any given day.  (Hey, if you want to make $50,000 a month, expect to spend more than a 4-hour work week doing it!)  Sometimes you'll want to take a few months off to "decompress" mentally and physically.  Or maybe you want to take a 6-month cruise.  (Yes, those actually exist!)

You can do this ONLY if you can set up your passive income from some of your aggressive income.

The Perfect Cash Flow Home-Based Business

So, what exactly will you be doing for this "system"?  How is this different than the typical "make money from home" crap that's out there?

Well, number one, I never churn out "crap" that's useless.  My systems, strategies, and techniques have created multi-millionaires as long as the system is FOLLOWED and not just thrown on a bookshelf.

Number two, there are several things you can choose to do but I will "strongly recommend" a couple of them while "strongly recommending" a couple of hard-fast virtually guaranteed strategies for getting your business up and running quickly.

What is the business?

You will be selling certain products.  In some cases, you'll sell other things that fall into the download category but if you want to be "in the money" as quickly as possible, you'll sell the suggested physical products.  (And I'm not going to tell you what they are until you get more involved with this system.)

Please note that this business is NOT MLM or network marketing.  This isn't some "has-been" business like "affiliate marketing" where you sell everyone else's download ebooks while making them rich (and you make nothing).  This isn't some deal where you write thousands of blogs to make money with Google AdSense...or ANY of the "old school" tired old ways of making money from home that simple DO NOT WORK!

You CAN sell online, offline, or by using BOTH methods (recommended).

You CAN operate your entire business out of a spare corner in your house WITHOUT overhead, employees, excess expenses, and all the other hassles of a "regular business" that are enough to make a sane person want to jump off a cliff.

You can either stock a small amount of the products you choose to carry OR you can drop-ship through a specialized company (for less profits, of course).

You don't have to talk to people on the phone or "sell" people on stuff.  It's best to have a "customer service" line but you can always hire someone in India for pennies to do follow-up or customer service call-backs for you if you want.

Yes, you'll need a website.  And I'll show you how to set one up.  Yes, you'll need a merchant account but that's what PayPal and Google Checkout are for.

And yes, if you choose to stock product you'll have to throw it in a box and ship it out to a customer (if you don't want drop-shipping).

But...

If you are THAT much of a bitcher-moaner-complainer to where you don't want to work a few hours a day for a massive pay out then stay broke and destitute.  I no longer have time for people who are lazy and want massive pay out for no effort.

What really motivated me to introduce the New Wealth Ninja?

I had several of my real estate investing students confide in me that it was taking them "longer" than they originally thought to get their first cash flow property or they lost their job/business or they weren't making enough money to support their household and they needed a cash flow NOW!
