I've decided that I'm in desperate need of a real estate speaking break! So...I'm doing a "last" real estate event for awhile. And when I say "awhile"...I'm not sure how long that will be. Few reasons:
1) I'm burning out. That's usually a good enough reason alone to not want to keep running double speed on a treadmill when I'm on the verge of passing out.
2) I haven't been able to spend as much time on my own investing activities because of the sheer amount of work I do with my students between speaking engagements, mentorship groups, email mentoring, phone mentoring, and all the marketing and product development I've been doing with Global Success. Since we're at the tail-end of many of the opportunities I want to participate in, I have to put some things on the backburner if I want to grab up as much real estate as possible before the "end of the road."
3) I never planned on being this huge "guru" like some of the blow hards out there pumping dead-end real estate investing courses and seminars on late-night television. I don't know that I ever had a true "goal" with Global Success but it seemed to start off with me planning on training a handful of students till they realized success. That handful turned into thousands rather quickly and I just kept on with it, getting larger and bigger. Again, that was never the plan and I never want to be one of "those guys," although I doubt I'll ever have to worry about that. My business model and M.O. is much different than theirs but the biggest I get, the more I get lumped in with "them." And I just don't like that idea.
So...I'll take my well-needed break after this upcoming event. Again, I'm not sure how long it'll be. It could be one speaking "year" (putting the next real estate event around Halloween 2016 or later) or it could be more than a full year (through about March 2017). Or it could be a couple of years (through March 2018)...or forever. I haven't yet decided.
I'm one of those people that likes bringing something new to the table and if that mind-blowing new thing comes to pass then I'll decide how long my "speaking retirement" will last at that point.

Well, "passive" real estate is when you can buy an income-producing property, park a bunch of tenants in your units, and collect an income without much stress involved. This is ultimately what you're aiming to acquire as your long-term real estate investing goal.
However, again, when times change in the market and things start to heat up (as they have been since 2011, believe it or not) then your real estate investing strategies have to change.

Opposite of "passive" is "aggressive."
This means that you have to take the bull by the horns with different real estate investing strategies that require you to directly manage projects instead of just letting money flow in the door like with Passive Income Strategies.
It means that not only do you have to treat this more like an "action-packed" business but -- the best news of all -- you get to "write your own check" since you can make more money than with "passive" assets.
How?
Because "passive" assets have a cap on what you can make. An apartment building, for instance, can only make a certain amount of money. It only has a certain number of units and you can only charge a certain amount in rent which is what the market commands. You can add a few things (called "value-add") such as rentable storage units, laundry facilities, and vending machines but...you're basically limited to just that until the market inflates to allow for higher rental rates.
With "aggressive" assets, you make what you want based on how much you want to hustle. So, if you're lazy, this won't work out very well for you. However, if you're willing to get in, follow a simple set of instructions, and get out then there is UNLIMITED OPPORTUNITY to do this!!
NOW IS THE TIME YOU CAN GET ALL THE DEALS USING THIS NEW STRATEGY THAT NOT MANY PEOPLE KNOW ABOUT! Really good deals, I might add. Why? Because “serious” and “experienced” investors simply aren’t interested in a certain type of property (which will be discussed at the event) and there are so many of these kick-ass deals out there that your brain will spin from being overwhelmed!
But let's back up for a second. Why Aggressive Real Estate? Why not other types of properties and investing strategies?
Here is the problem with other types of properties and strategies right now:
- Single-family homes (flipping or buy-and-hold): There are millions of properties out there for sale and now that the market has heated up, they want top dollar. This gives little or NO ROOM for flipping right now as our economy heats up! Right now many property owners want more than their property is worth. Therefore, their property will continue to sit. In most parts of the country you cannot buy a single-family home (including townhomes and condos) without paying MORE on your mortgage per month than you can reasonably get for rent. Even if, by some miracle, you are able to make a couple of hundred dollars per month on a single-family home above what you are paying on your monthly mortgage, what happens if your sole tenant loses his job? What happens if the water heater blows up and you have to replace it? What if the roof is leaking and you have to replace the roof or give it a patch job? Will you have the money to do it? Will you have the money to make the monthly mortgage payment if your tenant stops paying you rent?
- Foreclosures and short-sales of ANY kind: Here's the bottom line on foreclosures on both residential and commercial assets: INVENTORY IS VIRTUALLY 100% GONE! What about short sales? With a short sale, as you know, the property owner can't afford to make the monthly payments so a home will go into "pre" foreclosure. They'll give the owner an opportunity to sell it at market value but for less that what is owed on their mortgage. But banks are "hip" to the knowledge that the market is going up so they're not willing to approve a short sale for less than market value anymore (like they used to). So...where's the flipping upside to that when there isn't any profit margin? And if you're going to pay market value anyway, why not just get a traditionally sold property without the bank red tape? How are you going to purchase a foreclosure in this market, even if you go to an auction, and then resell the property for a profit when banks are now commanding market value for these properties? Answer: You can't! Not anymore!
- Commercial-commercial properties: Properties such as office buildings and industrial/warehouse are higher risk when there is a slow-down in the economy as we've had in the past. Now the price is jumping on ALL types of commercial properties. Why? Because, again, the market is heating up and properties are starting to sell again like hotcakes. All investors that were in "watch-and-wait" mode are no longer watching and waiting. In fact, ALL serious investors are now back in the game, making competition fierce and allowing property owners to sell their buildings for TOP DOLLAR. There's no room for a deal right now. For the record, I'm not a huge fan of what I call "commercial-commercial" properties anyway. It's because these types of properties cannot weather through a recession very well UNLESS you acquire smaller office units (2,000 square feet or less per unit) and/or smaller industrial/warehouse units (3,500 square feet or less per unit) because these are the ONLY types of commercial-commercial properties that can survive a recession.

The markets change all the time. The real estate market has to go through its entire economic cycle before it can go back up again. Never, in the history of mankind, has the real estate market started to fall then went back up. It has to go through the whole process. That means the market has to "bottom out" first before it can begin to recover.
What happens in the bottoming out process? A market usually "peaks out" then there is a slight decline or "correction." During this correction a lot of people who couldn't afford their properties to begin with realized that they were upside down on their home. When they were given a 100% loan and the market declined, even 3%, their home was worth LESS than they bought it for. This was because the subprime loan industry lending money to non-qualifying buyers which has now resulted in an explosion of foreclosures.
Because of the booming foreclosures in years past, banks tightened up on lending money INCLUDING to those who want to refinance. This will cause another upcoming surge of foreclosures as people's ARMs (adjustable rate mortgage) start to increase their mortgage payments into an unaffordable monthly payment.
Have we bottomed out? Yes! And now we're on a very strong upward trend right now. And even though a lot of investors have swooped up on the good cash flowing properties out there, there are still a ton of property inventory from people trying to sell (and being unsuccessful) PLUS (believe it or not) there is still inventory of multifamily foreclosures owned by the bank. This will continue on for at least 6 more months. Additionally, there is a NEW SURGE of apartment building owners of small- to medium-sized apartment buildings in a panic about the "second bubble" and they are trying to sell now! (Is there going to be a "second bubble"? Who knows? Who cares? The way I invest in real estate, none of this economic stuff you see on the news lately will ever determine whether you can get a cash flow on a property.)
The real estate market won't fully come "back" until about 2017 but, if you're trying to make "traditional" deals work right now (by looking up listings on the MLS and putting in offers) then...you're out of luck. The deals are gone. The foreclosures are gone. Everything worthwhile is pretty much gone. In the meantime, you can use some strategies that NOT MANY OTHER INVESTORS even know about yet not to mention that hardly anybody is doing it right now.
NOW Is the BEST TIME to INVEST In Aggressive to Passive Assets!
Even in the good times in real estate it can be difficult to sell an apartment building because it's such a costly purchase. In the difficult times, LIKE NOW, it's nearly IMPOSSIBLE for a property owner to unload an apartment building.
What does this mean for you? DEALS GALORE but ONLY if you know how to access them! There are unlimited amounts of apartment building deals for you to CASH IN ON still, even though decent inventory is pretty much gone! You can COMMAND just about any reasonable price for an apartment building and the property owner WILL sell it to you for an unbelievable deal with UNREAL creative financing benefits but ONLY if you know how to do it in our New Economy.
But wait! If these apartment building owners always have difficulty in selling their property for top dollar then what happens when you want to sell? You won't be selling for 15 - 20 years!
